Land Bank celebrates second completed home rehab

LEWIS | On Monday, Aug. 18, the Essex County Land Bank cut the ribbon on their second fully completed home, transforming the formerly empty and lonely eyesore to a to a vibrant, livable home complete with a red front door, and getting it back to strengthening the tax base. "This project on Stowersville Road in Lewis has been one of our most rewarding to date," said Essex County Land Bank Executive Director Nicole Green. "This was a challenging project, but one we can all be proud of. With this milestone, we're also excited to share that two more homes in Ticonderoga and one in Newcomb are nearing completion in the coming weeks." This year, the Essex County Land Bank will complete four homes, along with five demolitions, blight stabilization projects, public art, and pre-development work. Donated to the Land Bank in 2023, Green said it took a year to secure funding and nine months to complete the rehabilitation, which included a full gut rehab and partial demolition. Having sat vacant for years, the property was filled with debris and cycled on and off the tax rolls for more than 15 years. "Today it stands as a beautiful four-bedroom home with two bathrooms, an open kitchen, dining and living space, a brand-new well and septic system," shared Green. "The home also offers stunning mountain views and preserves many of its historic features, dating back to the mid-1800s, while providing modern comfort and design." Green said the property will be listed at $175,000 plus closing costs—well below the current market value—with deed restrictions to ensure long-term affordability, specifically prohibiting its use as a second home or short-term rental, and with safeguards in place to guarantee it is well-maintained and never allowed to fall back into blight. "We are grateful for the trust the Board of Supervisors has placed in us to deliver projects of this scale, appreciative of the skilled work of Stevens Construction and our contractor partners, and deeply thankful for the dedication of our board and my phenomenal staff," Green said. The application for the home is now open and will soon be listed on the open market with deed restrictions for households earning up to 200% AMI.
