Ti-Works moves to new location

TICONDEROGA | Ti-Works, Ticonderoga Revitalization Alliance's (TRA) co-working space that has been located at 174 Lake George Ave., will soon be moving to its new home at 113 Montcalm St. "The current business location is no longer available, and while we are sad to part ways with the previous location, we were grateful for the space and collaboration," said Nicole Justice Green, current Executive Director for TRA. "This transition marks an exciting opportunity to enhance the co-working environment in the heart of downtown Ticonderoga." Ti-Works was created to cater to those working remotely from their company's headquarters/offices, or those who are self-employed and needed a quiet and professional space to work or to host meetings. Ti-Works has touted itself as an affordable and flexible alternative to renting and furnishing your own office, and in a post-COVID reality, remote work has seen an increase locally as well as nationally. According to the Bureau of Labor statistics, in 2022 the top four detailed industries in 2021 still had over 46 percent of their workforce working remotely. Even in a small town like Ticonderoga, Ti-Works has arguably become a necessity, especially in attracting young professionals and their families to move to the area. 113 Montcalm St. is known to many as the headquarters of Punky Noodles and Champ Cafe, is owned by Katie Andersen. Andersen will be taking over as the new owner-operator for Ti-Works. The new Ti-Works space will be located at the back of Champ Café and will feature a variety of upgraded amenities, including a kitchen, three reservable rooms, a private meeting area, and access to the café for additional overflow seating. "I am grateful for the opportunity to fill the rest of 113 Montcalm," Andersen said. "Since deciding to not do the daycare, I have had a large vacant space. After meeting with TRA, I have reached out to a couple summer families that send their kids to Punky's and then they head off to Ti-Works; they are super excited to be under the same roof and have the cafe food options (which we hope to expand by June). Champ Cafe offers a variety of coffees, fresh pastries, and a menu of local items. Green and Andersen anticipate Ti-Work users will enjoy the added convenience of food on-site. "An adjoining door between the co-working area and the café will create a seamless connection, offering a vibrant atmosphere for networking as well as quieter, more private spaces for focused work," Green explained. Additionally, the new location at 113 Montcalm will offer convenient private parking behind the building and is just a short walk from the scenic La Chute Trail. "Perfect for a refreshing break or a quick walk between meetings," Green emphasized. Green said TRA will continue to support Ti-Works during this transition by developing a dedicated booking platform in collaboration with Andersen. This system will allow for co-management of desk reservations and administrative support in the initial months, ensuring a smooth transition and continued success for the co-working space. TRA will remain hands on for the next six months to oversee the transition. After those six months, TRA has a clawback/buyback provision in perpetuity. "As a Local Development Corporation (LDC), the Ticonderoga Revitalization Alliance (TRA) is dedicated to fostering economic growth and supporting local entrepreneurs- our mission is to empower small businesses, not compete with them," Green said. "By transitioning Ti-Works to private ownership under a local business owner like Katie Andersen, we are helping to create a sustainable business model while providing ongoing support." The remodel is anticipated to be completed within the next few months, with the goal to create an inviting and functional space for local entrepreneurs, freelancers, and small businesses. Andersen has sought feedback on what Ti-Works users will desire. "It was valuable information as we build the new space," she said. "I hope to offer cozy, private office spaces for those who need it. No matter what small business stressors we are facing daily, it's always a good day to be a part of growing our downtown." A new website is currently under development. "This is the best-case scenario for a project like Ti-Works, which was initially created by TRA to meet the needs of our community," Green noted.
