Town of Plattsburgh touts strong first-quarter report

PLATTSBURGH | The Town of Plattsburgh continues to thrive as a hub of economic development, with a steady surge in commercial, industrial, and residential projects showcasing sustained growth and strategic planning. "Since the onset of 2024, the town has already greenlit over 450,000 square feet of new commercial and industrial construction, building on the momentum established in previous years. This robust activity follows a trajectory set in motion by deliberate planning and foresight, as evidenced by the approval of this level of development in the first quarter alone," Michael S. Cashman, Plattsburgh Town Supervisor, said March 29. Among the highlights for 2024 are the approval and commencement of construction for 38 units of market-rate multifamily housing, along with 89 single-family homes under construction. An additional 228 units of multifamily housing are in the proposal stage, underscoring the town's dedication to addressing diverse housing needs, he said. Recently, the Town of Plattsburgh was recognized by New York State as the first Pro-Housing Community in Clinton County and one of only five in the North Country. Providing context, 551 housing units have been built in the last decade, with 283 units currently in progress. Cashman said the town's commitment to embracing home rule governance and community-supported planning is unwavering as officials continue to meet with developers keen on investing here and is committed to a wide spectrum of housing needs: affordable, market-rate single-family, duplexes, and condominiums. "The housing crisis in Plattsburgh is fueled by a severe shortage of affordable units, creating fierce competition and leaving families struggling to meet basic needs. From low-income households to seniors unable to downsize, this is a multigenerational challenge. Addressing this crisis is vital not only for housing stability but also for fostering community growth and supporting workforce recruitment and retention," Cashman said. In line with its commitment to environmental sustainability, the town has secured an additional $10,000 in Clean Energy Community funding, further bolstering efforts to promote renewable energy solutions. Notably, the trend of large-scale commercial solar private development continues to flourish following amendments to the Solar Local Law in 2023 with two new proposals, and two moving to construction, Cashman said. Embracing a balanced approach to development, the town has approved a new sand/gravel mining operation in the hamlet of Cadyville, ensuring a sustainable supply of critical materials to support ongoing and future projects. The town continues to leverage the Developers Guide launched in 2023. To date, the guide has been distributed to over 300 site selection specialists and more than 30 target businesses as officials look to expand on that work as the year progresses. "The Town of Plattsburgh remains steadfast in its dedication to fostering a vibrant, inclusive community where residents and businesses thrive," Cashman said. "As we continue to build upon our achievements, guided by careful smart growth planning and unwavering commitment to a community supported vision, we ensure our position as an economic leader in the region." This quarter the town has welcomed Inspire Confidence Group (a subsidiary of Ameriprise Financial Services, LLC), North Country Cannabis, Gong Sun Family Acupuncture, El Sol Mexican Kitchen, and Happy Camper Pediatric Dentistry. Additionally, the renovations to Butcher Block have been completed. Looking ahead, Sam's Club will begin a $1.8 million renovation, Bath and Body Works is set to move into its new 4,000 square feet location and Jersey Mike's posed to open this spring. Home2Suites Hotel is expected to break ground in the coming weeks. "With nine months left in 2024, we're enthusiastic about the growth and development on our horizon. Opportunities abound, and our doors are wide open for business, more good news to come!" said Cashman.
